Your DUFFY Buyer Protection Dashboard

This Is Not Homework. It Is the Working Plan for Protecting Your Purchase.

Step 1: Prove You Can Buy Before You Ask the Seller to Take Less

Proof is either that you have the money in your bank account with a redacted bank statement that removes only your bank account number OR a very specific and legal looking Prequalification Letter from a lender that is up-to-date with that day’s lending trends and is dated within 30 days of the offer date.

The Mortgage Can Cost More Than the House Price Difference

PRO TIP: Even if you have a mortgage person lined up, get 3 quotes. Ask for Lender Credits (Mortgages ARE Negotiable) and that they Guarantee Your Earnest Money if their approval fails.

Step 6: Financing, Closing & After Closing

Work With Your Lender

Stay on Top of Your Loan

Stay on top of every loan requirement and remain in constant communication with your lender throughout the transaction. Delayed responses or missing documents can jeopardize your financing and prevent you from closing on time.

Start Calling Your Lender at least every 5 days to keep them on track.

Your Lender must provide you with a Closing Disclosure 3 days prior to closing. If they do not provide this let DUFFY know ASAP.
