Questions to Ask the Seller at Closing

Questions to Ask At Closing

These are important questions you will want to ask just before the closing. They can be asked at the closing table if all parties are present and in the same location.

If your closing will not be with all parties at the same closing table you should email a list of questions to the Listing Agent 2-5 days before the closing.

  • Where are the keys to the home?
  • Do any neighbors have a spare key?
  • Where are the garage door openers?
  • If the garage has a keypad, what is the code?
  • Are there any alarm codes we need?
  • Is there any warranty paperwork on systems or appliances? Where will that be?
  • Is there an HOA directory?
  • Are there keys or access cards for the amenities?
  • Are there instructions to a sprinkler system?
  • Are there any special instructions about any of the appliances, thermostat, systems, etc

If the home was occupied during your walkthrough, confirm with the sellers when (date and time) the home will be vacant. If the home is tenant occupied be sure you have all of the tenant’s contact information.

Contractor playbook

What most buyers do vs. how a DUFFY buyer handles it.

Most buyers ask for a verbal or vague text estimate.

DUFFY buyers demand a formal itemized PDF quote broken down by labor, materials, scope, and timing.

A formal PDF estimate can support your Amendment to Address Defects and gives the seller less room to argue the price.

Most buyers use a contractor suggested by the seller or listing agent.

DUFFY buyers hire an independent professional from the DUFFY Preferred Vendor Shortlist.

The seller's contractor has incentive to make the repair sound cheap and minor. Your contractor protects your equity.

Most buyers agree to a massive upfront deposit just to get an estimate on paper.

DUFFY buyers work with reputable trades who provide free or low-cost diagnostic quotes for pending buyers.

This keeps your out-of-pocket cash protected before you officially own the home.
