Ask 3 Neighbors These Questions

Key Questions to Ask the Neighbors

Why? This may feel awkward but the neighbors know what is going on. They can tell you about problems with the house, the schools, if the neighborhood is social, the HOA, etc. If you don’t do anything else we recommend we HIGHLY recommend this step.

Homeowners Association

  1. How is the neighborhood association; strict, crazy or what?
  2. Are there any assessments coming in the future?

Construction, Amenities, Social, Kids

  1. How is the construction of the homes in the neighborhood?
  2. Is the neighborhood social?
  3. How are the amenities?

Crime

  1. Is there any crime in the neighborhood?

The House

  1. Why are the neighbors (house you are looking at) moving?
  2. Have they had any trouble with or in their house that you know of?

Overall

  1. Is there anything that would prevent you from buying your own home again?

And anything else you want to know.

If no one answers the door, print the below out and leave it at the door.

Hi (hopefully-soon-to-be) Neighbor,

We are thinking about buying in this neighborhood and have a few questions for you. We would love to know more about the home, the area and the neighborhood.

Would it be possible for you to call or text me?

My number is:

Thank you so much!!!

Contractor playbook

What most buyers do vs. how a DUFFY buyer handles it.

Most buyers ask for a verbal or vague text estimate.

DUFFY buyers demand a formal itemized PDF quote broken down by labor, materials, scope, and timing.

A formal PDF estimate can support your Amendment to Address Defects and gives the seller less room to argue the price.

Most buyers use a contractor suggested by the seller or listing agent.

DUFFY buyers hire an independent professional from the DUFFY Preferred Vendor Shortlist.

The seller's contractor has incentive to make the repair sound cheap and minor. Your contractor protects your equity.

Most buyers agree to a massive upfront deposit just to get an estimate on paper.

DUFFY buyers work with reputable trades who provide free or low-cost diagnostic quotes for pending buyers.

This keeps your out-of-pocket cash protected before you officially own the home.
