15-30 days: Offer 97-100%. Expect negotiation leverage unless exceptionally well-priced.
31-60 days: Offer 95-98%. Look for price reductions, seller-paid closing costs, or rate buydowns.
61-90 days: Offer 93-96%. Sellers are typically more flexible on price and terms.
90+ days: Offer 90-94%, sometimes lower if condition or layout is a factor. Focus on total deal structure, not just price.
