Final Walkthrough & Property Condition Checklist
The final walkthrough is not a second inspection. It exists to confirm the home is in substantially the same condition as the contract date and that agreed repairs were completed.

Broom-Clean Definition
Broom-clean means swept floors, cleared counters, empty rooms, and all trash, debris, and unwanted personal property removed from the home, garage, attic, crawlspace, yard, and curb.
The Upgrade Rule
Leave remotes, keys, manuals, smart-home notes, extra paint cans, leftover tile, warranties, and repair receipts neatly on the kitchen counter.
Same Condition Standard
Normal wear from moving out is expected. New damage, missing fixtures, or failed agreed repairs are different and should be addressed quickly.
Hard Stop: Do Not Turn Off Utilities Early
Keep power, water, and gas active through the final walkthrough. If the buyer cannot test HVAC, appliances, lights, plumbing, or agreed repairs, closing can be delayed unnecessarily.
Schedule transfers after closing, not before the buyer’s walkthrough.
