Am I doing this alone?
Does DUFFY take more time?
No. DUFFY is built to avoid long conversations that create more confusion than clarity. We do not want sellers stuck in emotional swirl. We want the right information, organized quickly, used intelligently, and turned into a listing that buyers can understand emotionally first and logically second.
Do you come to the house?
We can come to the house when it is needed. What we do not need is a ceremonial walkthrough pretending that the appointment is the magic. DUFFY gathers information differently: seller-supplied value details, pricing data, photos, buyer-facing features, and the emotional and logical reasons the home should matter. If the market response shows that something is not landing, DUFFY can review the home and strategy from there.
Will agents show my house?
Yes. Buyer agents make a living by showing homes and helping buyers buy. DUFFY listings use exposure through the two multiple listing services in Atlanta and syndicated marketing, so buyers and agents can find the property. A 1% listing fee does not mean your home disappears from the market.
Is 1% full service?
DUFFY is beyond the ordinary full-service checklist. Am I stuck paying 3% as a buyer?
You may be if you sign a buyer agreement requiring you to pay an agent 3%. If the seller does not cover the full amount, the gap can become your problem. DUFFY does it differently. Our buyer representation fee is 1.5%, not an automatic 3%, and we explain the compensation math before you sign away leverage.
Why does DUFFY need seller participation?
Because the seller knows things a quick walkthrough will never uncover. The age of major systems, special improvements, neighborhood advantages, daily-life conveniences, and the real reason the property has value can all affect how buyers understand the price. Seller participation is not the seller doing DUFFY’s job. It is DUFFY using the seller’s knowledge to do the job better.
Why is DUFFY so direct about commission?
Because vague money talk is where consumers lose leverage. Sellers should know what they are paying for. Buyers should know what they are signing. DUFFY can cooperate with agents and still refuse to treat confusion like a business model.
