Talking with the Buyer’s Agent

DUFFY allows the Buyer’s Agent and the Seller to talk with each other. However, you should proceed with caution.

Here are things to keep in mind:

  1. The Agent represents the buyer, not you. They want this deal to work on their buyer’s terms.
  2. Be careful about what you say that could harm your negotiating position.
  1. Be Honest answering direct questions about the property.
  2. You are not required to disclose any information about why you are selling, why the home has been listed so long, what happened with the last buyer, etc.
  3. When in doubt tell the agent, let me run that by DUFFY before I give you an answer.
  1. Be sure DUFFY Realty is copied on all emails with the Buyer’s Agent
  2. The agent may make disparaging remarks about DUFFY to make you believe you are in an inferior position. Don’t buy into this strategy.
  3. Any and all agreements must be in writing, or they did not happen.
  4. DUFFY Realty represents you as our client.
  5. Being over-eager with the buyer’s agent can signal that you are desperate. You need to be relaxed, calm, and matter-of-fact. NO emotion. Emotion can hurt your negotiations.
  6. At any time, if you do not want to talk with the Buyer’s Agent, simply direct them to only communicate with you through DUFFY or let us know.

According to the National Association of Realtors, the median income for real estate agents is $41,800 per year. With an average sales price of $350,000 and the average split on commission at 3% this means most agents complete about 4-5 transactions per year.

Don’t let an agent who does this 4-5 times a year create chaos or confusion for you.
