Requests must be received by 1:00 PM on Friday for that weekend. Wednesday is better because it gives public sites like Zillow and Realtor.com more time to display the open house.


 Monthly City-Wide Open House

DUFFY Realty hosts a City-Wide Open House on the last Sunday of each calendar month. You are welcome to participate if it fits your schedule and strategy.


What You Need to Know About Open Houses

You can host an open house any day of the week and any time of day. Place one sign in your yard and one at the entrance to your subdivision. Balloons can help draw attention, but they are optional.

If you live in an active area or near new construction, an open house can help capture buyers already driving nearby.

Many buyers look online first and then drive areas they are considering. Open house signs help connect that online interest to the actual property.

The goal is to attract buyers who are already nearby or actively exploring the area. Agents already have lockbox access and usually schedule private showings.

Vacant homes can still have an open house. You can:

  • Leave a note on the door: “I stepped away — call me for access!”
  • Use a combination lockbox and update the code regularly.
  • If you live nearby, let them know you’re on your way!

 When buyers enter, simply ask:
“Are you working with an agent?”

  • If yes: “Great! This home is listed in the MLS, so your agent has all the details. Come on in and take a look!”
  • If no: “Great. DUFFY has a process for unrepresented buyers, and we can make sure the right form is completed before any offer discussions.”
  • Unrepresented buyers are rare, but it is important to understand the process because buyer-agent compensation can affect your net.

If the buyer does not have an agent, use the Unrepresented Buyer Form in your Seller Timeline before discussing offer details.

 Make sure you have a sign-in sheet to capture buyer info for follow-up or listing updates (like price changes).

Traffic can vary. You may see a crowd, a few people, or no one. Weather, price point, location, and timing all matter, so use the open house as one part of the overall marketing strategy.


Need Help Holding an Open House?

On rare occasions, DUFFY may be able to secure an agent to host your open house. The cost is $150, due when we secure the agent.

 If you cancel within 48 hours, the fee is non-refundable, as we’ve blocked an agent’s time for that period.

If an agent hosts your open house and a buyer decides to move forward with that agent, the agent may represent the buyer and may be entitled to the buyer-agent compensation offered in the listing.


Use the open house to create visibility, answer basic questions, and point buyers back to the listing and DUFFY process.
