New Construction Competition?
How to Market Your Home When Competing with New Construction:
- Hold Open Houses daily when you are home, at any time of the day. This increases the visibility of your home to potential buyers. Advertising is not always needed, you are trying to attract the buyers already in your area.
- If your neighborhood will allow you to also place a For Sale By Owner in your yard, add that to attract buyers driving by.
- Feature a Flyer Box by the Sign: Make sure to have a flyer box near your “For Sale” sign. The flyer should highlight all the unique features of your home compared to new construction in the area. Adding a dollar figure can also allow a buyer to see what this would cost. It can be specific to the upgrades or be a total. “Over $xxxx in upgrades to include:”
- Highlight Home Features: Mention special features of your home such as a custom kitchen, mature landscaping, or unique architectural details that new construction may not offer.
- Utilize social media platforms to promote your home and reach a wider audience.
- Showcase Quality and Character: Highlight the quality of materials used in your home’s construction and the unique character that sets it apart from new builds.
- Offer Flexible Viewing Times: Be open to scheduling private viewings at flexible times to accommodate potential buyers’ schedules.
- Offer incentives or bonuses to buyers or agents who bring in successful leads.
- Stay proactive and flexible in your approach, adjusting your marketing strategies based on feedback and market trends.
By following these tips, you can effectively market your home and stand out in a competitive market against new construction.
