Final Walkthrough & Property Condition Checklist

This checklist outlines expectations for property condition from contract through closing. It is designed to reduce misunderstandings and protect both buyers and sellers during the transaction process.


1. Expected Condition Standard

  • The property is expected to be in the same or better condition at final walkthrough as it was at the time the Purchase and Sale Agreement was executed (Date of Offer)
  • Normal wear consistent with occupancy is expected, but new damage or deterioration may result in repair requests, credit negotiations, or the buyer refusing to close.
  • Cleanliness and maintenance should be maintained through closing

2. Reference Point for Condition

If questions arise regarding changes in condition, the following may be used as objective reference points:

  • Professional listing photos taken prior to or at the time of offer
  • Marketing photos and media used during listing period
  • Showing feedback or documented buyer observations
  • Signed repair agreements, amendments, or exhibits
  • Written communications between parties during due diligence period

3. Common Issues Identified at Final Walkthrough

The following are frequent areas of concern if condition changes occur after the offer date:

  • Flooring damage (scratches, dents, stains, gouges)
  • Yard condition changes (overgrown grass, debris, unmaintained landscaping)
  • Missing items present at the time of offer (appliances, fixtures, hardware, lighting)
  • Wall, door, or trim damage occurring after contract binding
  • Significant cleanliness changes (trash, pet damage, clutter, odors)

4. What Can Trigger a Negotiation

Buyers may request repairs, credits, or delays to closing if they observe:

  • Condition materially different from offer-date documentation
  • Newly identified damage not present at time of offer
  • Missing items that were included or present during offer acceptance
  • Property not maintained in reasonable condition during contract period
