For Sale By Owner Opportunity – No Buyer’s Agent, No Buyer’s Agent Commission
This is a very unique and exciting right that we offer as an option to our sellers. If a buyer comes to you and you show the home to them then you save the Buyer Agent Commission you are offering! This means you make a little more on the sale and your buyer likely gets a little better deal. DUFFY still handles the negotiations and contracts and you only owe the 1.0% commission to DUFFY and the FMLS fee of .0012 of the sales price. (We know, it stinks to pay that fee if you rounded up the buyer but once we placed your home for sale in FMLS this is the fee they charge.)

- Be sure we have added you to www.forsalebyowneratl.com so buyers can see your home. We only add homes to this site if you have instructed us to.
- Hold Open Houses. Check out more information about Open Houses on this Timeline at Step 3, Get Traffic.
- Add your home to a neighborhood website
- Put a flyer box next to the sign with flyers about your home and add your phone number to the flyer.
- Post your home on Social Media and ask your friends to share. You can use the link above.
Tips For Showing Your Home Yourself

- Ask to see a driver’s license from the adults viewing the home to verify they are who they said they are. If they refuse, refuse to show the home. This is a practice DUFFY has used with all buyers over the last 24 years.
- It’s ok to ask how they will be paying for the home and to ask for a Proof of Funds letter from a lender or bank.
- As you walk someone around the home, never let them get between you and a door.
- Don’t volunteer information about the home unless it is a positive selling feature.
- Answer any questions asked honestly.
- Remind the buyer if there is not an agent in the transaction that you have a little more negotiating room and that DUFFY will still handle the negotiations and contracts. (If the buyer comments about a negative you could even say, without an agent I could give you an allowance to take care of that.)
- Don’t point out any cameras you have for security. Unless you are in a crime driven area, pointing out security features can scare a buyer off.
- Upgrades and maintenance more than 3-5 years old are not necessary to talk about unless it was a new roof.
- Make sure you put away jewelry, medications and money. Don’t leave them out so someone could easily put in their pocket.
