DUFFY’s Rental Options

Should you rent your home instead of selling it? DUFFY offers two different rental-placement options. Review the responsibilities, fees, and level of support before choosing.

Option 1: Flat-Fee Rental Listing

DUFFY lists the property for rent in FMLS and GAMLS for three months. The listing can syndicate to third-party rental websites. GAMLS does not allow the home to be listed for sale and rent at the same time.

Cost and responsibilities

  • $500 paid to DUFFY when the property is rented
  • You choose the commission offered to an agent who brings the tenant; $500 to one month’s rent is typical
  • You handle inquiries and showings
  • You screen applicants and prepare the lease documents

Option 2: DUFFY Tenant Placement

DUFFY advertises the property and searches for a highly qualified tenant. This may fit renters who need temporary housing because of a transfer, limited purchase inventory, a home under construction, or time to learn the area.

Screening may include

  • Tax returns and bank statements
  • Employment verification
  • Prior-landlord verification when applicable
  • Credit and other qualification review

Fees and deposits

  • One month’s rent collected as the security deposit
  • DUFFY’s advertising and renter-screening fee is one month’s rent
  • Shorter lease terms may justify a higher rental rate

Selling and Renting at the Same Time

You may continue evaluating both buyer and renter opportunities where the listing-service rules allow it. If you choose a renter and later return to the for-sale market, DUFFY can discuss the available relisting options based on your existing marketing arrangement.

After a Tenant Is Placed

DUFFY does not provide ongoing property management after tenant placement. You may manage the property yourself or discuss outside management resources if needed.
