What You Need to Know About Inspections

First: Ensure that all utilities are on for all inspections until closing as per the contract.

Buyer’s agent will schedule the inspection and notify you.

• The buyer’s inspection(s) will be scheduled during due diligence mostly. We ask that they schedule through Showing Time.
• The inspection can take about 4 hours and it is requested that you remove all pets and not be present during this time.
• We will not ask the agent how the inspection went or ask when they are sending over requests for repairs. It is the responsibility of the buyer and their agent to insure this is completed within due diligence. If they do not complete this the home is sold As Is per the terms of the contract. Page 3, 8d(3) Purchase and Sale Agreement.
• The buyer has the right to do as many inspections as they want up to closing. Page 3, 8a Purchase and Sale Agreement
• The agent or buyer is not required to provide a copy of the report to you, the seller. This is the property of the buyer since they have paid for it.
• The Amendment to Address Concerns will likely be submitted during Due Diligence. The buyer will request repairs and this is a negotiation of what you are willing to do and what the buyer is willing to accept. The buyer can exit the contract if they are not comfortable with the issues.
• Once you have been made aware of a defect with the home through a buyer’s inspection you are now legally required to disclose that information. You will need to update your Disclosure Statements if you are providing one.
• Once you have received the Amendment to Address Concerns be sure to respond prior to Due Diligence ending to leave enough time for an agreement to be reached. If an agreement is not reached and signed before Due Diligence ends the buyer may decide to exit the contract.
• If you need more time to respond to the buyer’s requests you can request an extension of Due Diligence. An amendment agreeing to extend Due Diligence would need to be signed prior to the current Due Diligence period ending.
