Showing Time and Handling Your Showings

Showing Time is a 3rd party vendor used by 90% of all real estate brokerages. Agents can request showings directly through the listing in the MLSs or they can call Showing Time.

You can choose to confirm all showings before they are allowed or we can set it to Go and Show which means you will get alerted but you don’t have to approve it. We can make changes anytime, just email us!

Important to Know: We set your notice for showings at 2 hours. We do not recommend that you change this unless you go lower. Showing Time will automatically decline all showings with less notice than the stated timeframe, and you are not notified of these requests. This is why if you need 6+ hours’ notice, we don’t offer Showing Time as an option for you. At this point you really need to coordinate directly with agents.

Accepting or Declining Showings:

  • When you approve a showing (or it is allowed through Go and Show) you are sent the agent’s information. Feel free to reach out to them if there is something you need them to know before the showing.
  • WARNING: Be sure to read Tips for Talking to a Buyer’s Agent on the Protection Timeline, Step 4: Options.
  • If the requested time does not work for you, you can suggest an alternate time through the app.
  • You might not know that only about 20% of all declined showings are rescheduled. Try to be accommodating if you can.

Restricting Showings:

If you need to restrict showings here are the guidelines to follow.

  • 2 Days or Less: Just decline the showing with an alternate date and time.
  • 2-4 Days: We can add restrictions to Showing Time
  • 4-14 Days: We can place your listing on Hold through FMLS and GAMLS
  • 15+ Days: We need to withdraw your listing and relist when you can show the home. Our agreement with the MLSs is that all properties listed are available to be shown and sold. If they are not we can be fined $25.00 per day, which is charged back to the seller.

Email changes@duffyatl.com for all changes to Showing Time and we will take care of it.

Feedback:

DUFFY reaches out to agents that schedule through Showing Time 3 times for feedback. IF they reply back, that feedback is shared with you through Showing Time.

When you have a 2nd showing from the same agent, let us know at Step 2: Showings on the Protection Timeline and we will reach out to the agent by phone and email (in addition to the attempts from Showing Time) to find out if there is any interest. If we hear back from the agent that information will be shared with you.

*****Little Known Fact > Only about 30% of agents will provide any feedback no matter how many attempts and how those attempts are made. The reasons are:

  • The agent forgot details about your property
  • They just don’t do it
  • They represent the buyer and it is not in their client’s best interest to provide you feedback. This can also go the opposite way where their feedback is a set up for a lower offer coming your way.

When you see feedback don’t be offended. If it warrants making changes that you can do, make them. If you disagree with the feedback then just move on. We are looking for consistencies in the feedback to know if this is a stumbling block to you selling your home. One bad feedback the home was dirty is not noteworthy (unless you know it to be true).

Agent feedback on Showing Time is for your eyes and our eyes only. No one else sees this feedback.

Tenant Occupied Homes:

If you have a tenant in the home we recommend that only the seller accept or decline showings. Tenants may have no motivation to allow showings and you could be losing out and not even knowing it if your tenant has control.

We can add to Showing Time the tenant to be notified of showings but they will not have the ability to accept or decline the showing.
