Finding a rental home has gotten easier over the years. Now with the multiple listing services adding a feature for rentals that immediately populates the information on the internet, you can look for a rental home 24/7. The MLS (multiple listing service) populates information by city, monthly rent, bedrooms, schools etc…
Here are some things that you should know:
2. Before you go to see them, call and verify that they are available. The downfall to the MLS posting of these properties is that the policing of this process turns out to be not as strict as when houses are listed for sale. Often times the agent fails to take the property off the MLS.
3. Speak to the neighbors and get a feel for how they feel about the rental house. If you get into a house as a renter that the neighbors despise, you need to know this to make the decision if you want to watch your p’s and q’s. At least before you sign the rental agreement, you can make that decision for yourself.
4. Rents are negotiable based on the market and the laws of supply and demand.
5. Gather your documents that would prove your identity, credit worthiness and employment history before you start the search process.
6. Know what your credit score is so that you aren’t shocked and surprised when you are asked about stuff on your credit.
7. Have your deposit and first and last’s months rent ready to pay. Landlords don’t want to hear your sob story and you will loose power to get the things that you want.
8. Have the Landlord be responsible for pest control.
9. Ask for the first option to buy.
Pre-planning is key to a commitment of this manner and you should easily be able to do your due diligence to live happily ever after for as long as you choose in any rental environment.
When you attempt to rent a house, the landlord will most likely ask you to fill out an application.
You should have this stuff with you so that if you are in a pinch to rent the property before someone else does, you can beat them to the punch by having your stuff ready.
1. Have your references – full name, address and phone numbers including work numbers.
2. Know your past employers name, address and phone number.
3. Know how much you make exactly.
4. Know the information of your credit references – account number and payments.
5. Know the address of your previous residences and the full address and zip code.
6. Your bank account information – address, account number etc…
Paperwork that would be good to have to show the landlord. If there are 2 of you applying, you should both supply this information.
1. Your pay stub or tax return.
2. Your credit report – you can pull this from the internet for free.
3. Your criminal history – you can get this for free from the internet.
4. Any credit card bills, utility bills etc.. that would show that you pay your bills on time.

I found a for sale by owner who wanted to sell his home and happened to have an assumable mortgage (this was the early eighties). The house was
$35K in Lubbock, Texas where I went to school and was around the college. Now these were not palaces, but they were nice homes. 2 bedroom, 2 baths, living room, kitchen and great, huge yards.
I believe this one step did send me on a path of accomplishment. I took one of the biggest steps in life, blew through it and have gone on from there. Do you think that taking one of the most honored dreams in America and accomplishing it is the path to future accomplishments?
Anyway, now, to the reasons to own a home in my opinion:
1. Instant self-esteem – the fact that you have earned the right to own a home means that you have saved money (in most instances), have good credit that a bank sees as okay and that you have the guts to commit to living somewhere for awhile because you can’t leave as easily as you can when you rent somewhere.
2. Building a nest egg in your equity instead of paying rent. Some people really rely on this equity because they figure that they can not save any other way and they were wasting the money with their landlord.
3. Plenty of handyman experience opportunities. It is true that the more that you attempt in life, the bigger your self-esteem. Homeownership, unlike renting, gives you an opportunity to tackle big and small jobs with your own property at risk. In my house, I did projects all the time, like the time that I painted my kitchen pepto bismol pink. Now that was some risk!
4. You can become a landlord if you like. Many people don’t know how to make someone else stick to a contract. This definitely tries your skills.
5. You get a tax savings. The structure of our current tax model allows the government to pay part of your payment for you because you get a tax break.
6. You establish roots and security. This can be good or bad for some people but most people say that they would prefer to have a place to call home, which I believe means that they own the home.
7. You can get as many pets as you want – county ordinances allowing of course. I made the mistake of picking up stray dogs often. No one said that I couldn’t!
8. And of course, the most frustrating part of homeownership for many of us is… you get to use your emergency fund often while keeping your temper. There is nothing more frustrating than having an unexpected appliance leak all over the floor and ruin the flooring while having to replace the appliance too. This is all part of making you stronger… if there are no difficulties in life, you are dead. One of the six human needs is uncertainty according to Tony Robbins and this will certainly add a little drama and variety to your life.
