Here are what some of our happy homeowners have to say about Duffy Realty’s Buyer Agent Team:

“Eden was unbelievable. She’s a straight-shooter. When you need a “Yes” or a “No,” she gives you a “Yes” or a “No.” When you need to have a long, thoughtful conversation and ask a lot of questions, she shares her expertise, she is patient, and she explains things in a way that can be understood. Throughout our experience with Eden, her responsiveness was better than I could have ever hoped for. I think it took her more than 24 hours to get back to me once, and most of the time it is within a few hours. Eden has a strong team supporting her and her preferred lender, Paul Hart, was great, too. She helped us buy our house, and now we’re excited to have her help us sell our house. I’d recommend her to my family and friends!” T. PresleyMarietta

“Thank you for helping us find our dream home. We looked for months with no luck until we found Duffy Realty. Randall really put us at ease by doing all the work for us. Randall was in contact with us on a daily basses informing us of the new listings. Not to mention finding all the houses we looked at. Thanks to Randall, we found our home and closed on time. The whole process was smooth and quick. We’re so happy with Duffy Reality we recommend them to any one looking to buy a home. Duffy Reality took the hassle of finding a home and turned it into a stress free journey.” K. & R. DehmCovington

“I worked with Todd Edwards from Duffy Reality on my recent home purchase, and he was a pleasure to work with. Todd was extremely knowledgeable about the local real estate market and buying process. He replied to all of calls and emails in a timely manner. This was my first home purchase, and I would have been completely lost without Todd’s expertise. I would recommend him to any of my friends or family.” S. PathejaAtlanta

Here are what some of our happy homeowners have to say about Duffy Realty’s Buyer Agent Team:

Randall helped us look for our first home together. We narrowed down our search to a handful of homes that we were interested in. Randall was patient with us while we looked for the perfect house for us. He answered his phone and responded to emails in a quick manner. His real estate knowledge was helpful and on point. He was flexible and available whenever we wanted to see properties.” L. Lynch – Cumming

I was very fortunate to have met Jan Huchteman at Duffy Realty to look for my new home. Her knowledge & patience is the reason we found the condo I wanted. Everyday, she sent new condos for review to my website, which was a huge convenience I also did not expect to have to deal w/ so many changes but Jan had a solution for every problem.” P. Felton – Atlanta

Duffy Realty made our home buying experience extremely easy. What started with driving through neighborhoods, searching for options for our upcoming move, we stumbled upon Tynecastle Way and your sign. Joshua Thomas of Duffy Realty was the listing agent and actually answered the phone on Easter Sunday – we had an appointment with him to see the house the next day. Joshua and his team were extremely helpful, walking us through the whole process. Duffy Realtys team met us at the property whenever we requested to bring in various contractors as we priced and inspected the home. All in all it was a seamless process we couldn’t be more happy about.” G. Elkins – Sandy Springs

“Hands down and without a doubt my wife and I have had the most incredible experience with Lashawn Parker from Duffy Realty who helped us make the dream of buying our first home a reality. Lashawn was highly recommended by friends of ours who recently purchased a home and were impressed with her high level of professionalism, close attention to the needs of her clients and the great level of communication that she maintained throughout the process. We were pleased to find that Lashawn was all of this and more! As first-time home buyers, becoming acquainted with process could easily have become overwhelming, but Lashawn made it all very painless. She was eager to answer any and all questions, responded quickly to any requests, and drew from her previous experiences of representing the interests of home buyers, home sellers and banks in foreclosures to provide excellent guidance. Lashawn was also very knowledgeable of several areas throughout the metro-Atlanta area and was accommodating of our schedules. We felt that Lashawn always had our best interest at heart throughout the process and we would gladly recommend her to anyone hoping to have an excellent advocate in the home buying experience!” D. Duffy Realty Buyer Testimonial from Real Buyers

Here are what some of our happy homeowners have to say about Duffy Realty’s Buyer Agent Team:

“Five months ago, I saw a house which I wanted. But there were some issues going on because the house was on short sale and the bank did not approve the price. So later on, we failed to buy the house but Alania Billingsley found different route to buy the same home. Her persistent effort made the house interaction carry the process conveniently. She responded to my questions instantly when I text her and was will to help me. Now she made us breath fresh air refreshingly.” J. Jung – Buford

“The McCarty Team held our hands throughout a long distance home purchase. Jennifer was always available to answer questions and get information to/from the sellers. Her patience and knowledge made it a great experience. The 8 Step Buyer Timeline was a useful guide.” T. Grondal – Johns Creek

“I have always put aside and brushed off previous realtors that has called me in my quest for a home search and I believe it was only because destiny led me to Deanna when the timing was just right. Deanna has been an amazing realtor and coach throughout this entire process and made my home search a pleasing experience. As a first time buyer, she made me feel very comfortable with any questions I may have had. She walked me through each step and explained everything which made it so easy for me to understand. It was almost as if I was being positively coached and guided by a big sister and the rapport that we build was just like that. Her information was always accurate and right on target with what steps were next. She was always very accommodating with my hectic work schedule. I anticipated an emotional roller coaster as a young, single, first time buyer, but Deanna was so well-versed in her real estate knowledge that I couldn’t ask for a better realtor. I have been raving about her and this experience as much as I have been raving about the home. She was very transparent and I do not have any regrets with any info given to me. She will definitely be my only referral to any one who is on their home search as well.” T. Amey – Loganville

Erase the Evidence of Pets

petevidence

Having pets can be one of the great joys of life, but not for everyone. When selling your home, having pets can actually be a hindrance. It is important to erase all evidence of pet inhabitants as much as possible so that any foul odors or stains won’t distract your buyers. Here are some tips to help!

Keep your pets out of sight.

First and foremost, if you are still living in the house you are selling, you need to make it known that pets live in the house as well. In any private remarks or showing instructions on your listing, you should require appointments or a courtesy call so that you can put your pets in the backyard, in a crate, or in a room with the door shut. It shouldn’t matter whether or not your pet is the friendliest or quietest pet in the world. Not all buyers are going to be animal lovers. Some buyers might even be scared of your big dog or slinking cat. Or, even worse, some buyers might be allergic to your pet and will be too busy sneezing and rubbing their watery eyes to really get a look at your home. So, as much as you love your pets, they should be out of sight whenever buyers come to visit.

Eliminate odors.

One of the best ways to keep odors to a minimum is to use baking soda, a natural odor absorber. Keep an open box out on the counter. You can even sprinkle some baking soda on fabrics and carpet or rugs. Sprinkle a little bit on any foul-smelling fabrics and then wipe clean or vacuum up. Another great way to eliminate odors is to change and clean your home’s HVAC filters regularly, since odors can get trapped in those filters and then circulate through your home. In general, try not to focus on covering up odors with air fresheners or candles. The trick here is to eliminate and neutralize. Other scents that you introduce in your home may be equally offensive to buyers or those scents will just mix with the pet odors that already exist. Avoid this at all costs.

Remove stains and pet hair.

Pets shed a lot, can be dirty, and are prone to accidents. Your carpet may show the history of your pets’ house-training days or rainy day adventures. Wipe down walls that your pets frequently rub up against, use stain removers on carpets and rugs, and vacuum frequently to remove pet hair. Consider using a wet vac to really give your carpets a good cleaning after vacuuming. If carpets are too far-gone, replace them. By cleaning or updating your carpets, you might even help with eliminating a lot of the odor. Also, if your walls are especially bad, painting can help with this issue as well.

Overall, you want to give buyers the impression of a pristine home.

Noteworthy Information to Leave Prospective Buyers

notepad3

Whether you are still living in the home you are selling, or you have already moved out of the property, you should leave something for buyers that visit your home for showings. Your goal should be to not only provide as much information as possible to any buyer that visits your home, but to also make your home stand out from the multiple other homes buyers have already visited or have yet to visit. In order to do this, we suggest creating a “marketing table.” Think of all of the information you would want to know, or you wish you knew, about the area your home is in as well as information about the property itself. All of this should be included on your marketing table.

Leave information regarding the property.

To expedite the negotiation process, leave copies of your seller’s disclosure statement on your marketing table. Your seller’s disclosure statement will inform the buyer about details of your property as well as some important information regarding the history of your property, such as any roof damage or flooding that has occurred. Your seller’s disclosure statement will also tell the buyers what will remain in the home when you leave, such as appliances or interior fixtures. You might even let your buyers know what monthly utilities look like, or information about the providers. Another good piece of information to leave on your marketing table would be a home love letter, where you discuss what you have loved about living in your home. This is a good place to discuss the emotional ties to your home, rather than the factual and concrete features of your home that are included in your seller’s disclosure statement.

Leave information regarding the area.

One of the most important features that could persuade buyers to select your home would be the neighborhood or community it is located in. Create a document that highlights all of the great aspects of the area your home is in. For instance, discuss the characteristics of the neighborhood. Are there children in the neighborhood? Does your neighborhood host community activities such as block parties or pool parties at the neighborhood pool or club house? You could even get neighbor testimonials to include in your description of the neighborhood. Leave information about the HOA as well. Then, include information about the school district and local amenities and attractions, such as restaurants, grocery stores, movie theaters, and parks. You might also want to let buyers know about any public transportation available in the area or information about traffic and travel times to metro areas. All of this information about the community your home is in will help buyers imagine themselves living and working in the area.

Put your home above the rest. Make your home memorable by giving buyers as much information as possible in a unique way with a marketing table.
