Schools Can Make the Grade for Your Home

A good school district when buying or selling a home is a huge asset. If you are a seller, you should use the school district to your advantage and market it as a part of the package that a buyer gets when buying your home. If you are a buyer, research the best school districts in the Atlanta area and consider the benefits of buying in that area. You’d be surprised how much a successful school district can help you in the home buying or selling process.

Do your research.

There are many different resources you can use to research the caliber of schools in an area. You can start at the Georgia Department of Education website to research important statistics like teacher to student ratios, enrollment information, and graduation rates. You can even look into the performance on each school on tests and assessments. Another avenue to explore is the actual district website, where they have more specific information about the schools in their area, or you can visit the websites of the schools in your area to see exact information about the community that surrounds individual schools, as well as the courses and services they offer. Keep in mind, sellers: any stellar information you find about a district or school should be a part of your marketing plan. Report information about the schools in your area to buyers so they can see what kind of benefits they will be getting from your property. Buyers, if the seller does not provide this information for you, do some research for yourself to see what kind of investment you’d be making by buying in a particular school district. Another great way to find out more about the school is by talking to parents of students at the school. During a showing or open house, ask the seller or neighbors what they think of the schools in the area, especially the public schools. You may even want to visit the schools in the area to see what the atmosphere is like and meet some of the administrators. If the property is located near high-scoring private schools, it would be wise to also research those schools, their performance, and obviously, their costs.

High-performing schools increase home value.

Even if you don’t have children who will be attending the excellent schools in your area, keep in mind that those schools increase the value of your home. High-scoring schools can increase home value by $205,000 in the surrounding neighborhoods. Buyers should keep this in mind when buying, since this will greatly improve their investment. And sellers should keep in mind that some buyers may actively avoid areas that are in low-scoring school districts. In those cases, you should market your home in different ways.

Overall, never discount the importance of the school district in which a property is located. Even if you don’t have children who will attend the school, consider the effects of living in a particular school district.

Buying Versus Renting A Home

The prospect of buying a home can be both daunting and exciting. It can be an emotional time since you want to fall in love with a new home but you may find yourself in a sticky situation financially. Don’t fall into that trap. Decide for yourself if you can realistically handle buying a home or if renting would be the better option for you.

Consider time constraints.

Before buying a home, you need to ask yourself a few very important questions about the time you expect to live in the new home. If you expect to live in the home for a long period time, over the course of many years, then buying is definitely a great option. If you are only looking for a home to live in for one to three or four years, on the other hand, renting will probably be your best bet. If you do believe that you will live in the home for several years, take into consideration some events that could affect the time you live in the home. Do you have a stable job? If your employment is stable and reliable, buying is a better option, but if your job offers the potential to relocate down the road or is not stable, renting would be the obvious choice. Consider other variables in your life as well, like out of town family, that might force you to relocate in the future. If you can’t see yourself living in one place for more than three or four years, buying a home at this juncture might not be for you.

Consider your financial status.

Probably the most important factor for deciding whether to buy or rent a home is your financial situation. Purchasing a home can be the most expensive choice in your life, so you need to be absolutely sure that you are in a place that you can take on this challenge. Compare the monthly costs of buying and owning a home with renting a property. To do this, you need to be aware of every expense that will go along with buying a home. Keep in mind that you will have to be able to afford to pay earnest money, a down payment, and other closing costs upfront. Think about what you have in your savings to pay for such expenses as well as for unexpected expenses down the road. For example, when owning a home, you will have to pay for any maintenance or upkeep as well as for any unexpected repairs if a pipe bursts or the water heater breaks. You might also want to update or improve upon features of the home, which can also be costly.

Whatever you choose to do, rent or buy, do the math before embarking on this journey so you won’t find yourself in trouble down the road.

Your Home Deserves Some Love Too

Valentine’s Day has come and gone, and you most likely spent this holiday telling your significant other and loved ones just how much they mean to you. But if you’re selling your home, did you give your home any love? Consider the following tip to get your home sold before summer.

Write a letter to your buyers.

One of our favorite ways to suggest to sellers to stand out from the crowd is by putting personal touches on the way you sell your home. This could be by the way you advertise or the way you show or stage your home. Buyers see multiple homes a month, and it’s difficult to keep them all straight. They might remember a home by the color of the exterior, or the state of the carpet, or the smell inside. Make your home especially memorable by writing a letter. We like to call this a “love letter” about your home. Tell your buyer just how much you have loved living in your home. What was it like celebrating the holidays in your home? Was your home a favorite to host parties and gatherings at? Did you watch your children grow and reach milestones in this home? What do your neighbors think of your home? What are your favorite aspects of the neighborhood and area your home is located in? All of these things could be included in your letter. You could even walk your buyer through the home on a guided tour of sorts, explaining what is great about your home, room by room. Tell your buyers what you will miss most about your home, but also include why you are moving, especially if you are reluctant to leave. This isalso a great place to answer important questions your buyer might have about your property. Granted, you can also leave a copy of your seller’s disclosure statement with the letter so that your buyer can have detailed information regarding your property, but the letter will give you a chance to explain a bit more candidly what your property has to offer. If you have rooms that are multipurpose, tell your buyers how you used those rooms. Any extra information will help buyers settle on your home. Place this letter in an envelope or stack a pile of copies of the letter on a “marketing table,” or a table or counter where you leave important information and fliers for your buyers. All of this will really help seal the deal for any buyer that 
walks through your home.

This tip is just one way to help your home stand out. As buyers visit other homes, they’ll see the extra mile you went to and will emotionally connect to your home. After all, the home selling and buying process is an emotional time.
