Rhonda Duffy Auctioning at Good Mews Charity

“Peace, Love & Catnip” was a tremendous success raising over $43,000 for the shelter! Thanks to our co-chairs, Nikki Gordon, Joan Peterson and Lori Trahan and the auction committee: Carole Bache, Pam Cobb, Christi Fisher, Debra Lieb, Kelly McNamara, Barb Murphy, Heather Pechter, Karen Redlew and Robbin Yeager. We also want to thank auctioneer, Rhonda Duffy, host of The Duffy Realty Show on 640 WGST, and Proprietor of Duffy Auctions and Duffy Real Estate and DJ Debra Lieb, lead vocalist for JAZZ-i-TUDE. Enjoy some photos of the evening – many people dressed in their 60’s attire!

House Buyer Turns Thief; Robs Sellers

All 4 news channels interviewed me when a house buyer turned up with a warrant for stealing a necklace in Sandy Springs while posing as a real estate buyer and working with agents all over town. I am very fortunate to be known by the media as an expert and this is not the first time that I have been interviewed to get the scoop. Of course, I always have a different spin on the matter. My take is that Sellers need to get smarter about what they leave lying around.

By the way, they did catch the guy in Richmond, Virginia a few days later. An agent googled his name after becoming suspicious, saw this story and called me at home to compare notes. She decided that it was him and turned him in.

Is there hope for this Seller?

I found this photo while looking at 850K and above homes in the area that I am looking for a home. This was taken in a virtual tour (not my listing) and was most likely paid for by the Listing Agent. Can you sell a home that is marketed this way? So, I ask the question, did the agent tell the Seller to clean up? If so, why did the photographer proceed to post pictures like this?

Photos are the MOST important piece of marketing that you have. This picture is populated to 100’s if not 1000’s of sites and these owners expect foot traffic as a result of being listed. But instead, this is a HUGE turnoff to any buyer in this price range with the amount of homes on the market. Unless this home is in a hot location, this home will not get the traffic that it would have if these folks had cleaned up.

Remember, when you sell your home, you have to make it a product. That starts with you taking the steps to make it awesome and ends with you taking or having a professional take exceptional photos showing your home in peak state.

Real estate needs to change from Sellers expecting agents to wave fairy dust on a cluttered and dirty house to make it sell. Sellers need to understand the importance of marketing and how buyers search.

New Year Brings Hope…

People often ask me when real estate is going to get better. I wish I had a crystal ball… I would not be selling real estate if you know what I mean. What I do know for sure is, real estate is what you make it. If you don’t have fun, think out of the box and most importantly remove your personal feelings from your home and make it a product, it can be hell to sell your house when the media, your neighbors and any real estate agents that you know are constantly telling you that it is impossible to sell.

I want you to know straight from my mouth, we are selling houses!

I have maintained my ranking of the #1 Agent in Georgia for the last three years and we are still selling houses. I know that I don’t have to repeat myself again, but we are selling houses.

So, how you might ask? My clients do crazy things to bring excitement to their home. We recommend a St. Joseph statute buried in the backyard. Who am I to say that it doesn’t work? People swear by it. Of course these folks have their house marketed in all the right places (which we take care of), but they swear that it was St. Joseph who attracted the buyer to buy the house.

Others may try auctions, open houses, audio tours of the house for buyers who are visitng, CDs and DVDs of their home, video taping their home and adding their home to Google Ad Words, writing letters to potential buyers and their agents, answering all the questions that a buyer might ask before the buyer asks the questions. We have plenty of ideas and can impart our wisdom to your situation.

These are all CHEAP and fun ideas that bring action.

Who is going to sell your home? You, the expert at your home or someone who sticks a sign in the yard? You create the energy and we create the marketing and ideas… it is really that simple. You have 1 house to sell and you need 1 buyer. It is really that simple.

Screw the media, screw the agent that says that you can’t get whatever you want for your house, they are not the buyer and best of all make your neighbors jealous. You know the ones, the ones that will look at you like you have 2 heads when you list your house “high”. They probably want to sell, but are too afraid. They listen to the media!

So bring on 2008 – we are ready for a gangbuster year of selling houses and making people happy that they used Duffy Realty where they learned how to Buy, Sell and Save!
