❓ Does Zillow Give DUFFY Realty Leads?
No. DUFFY Realty does not receive leads directly from Zillow, and we have no control over how Zillow handles buyer inquiries.
Here’s why:
- Zillow Premier Agent Program
- Agents (not brokerages) pay Zillow for advertising.
- Agents choose specific ZIP codes where they want to appear.
- Zillow then connects buyer inquiries in those ZIP codes to the agents who purchased advertising.
- Share of Voice = Leads
- The number of leads an agent receives depends on how much they spend relative to other agents in that ZIP code.
- Example: If an agent pays for 20% share of voice in a ZIP code, they’ll get about 20% of the buyer inquiries from Zillow in that area.

No. Neither DUFFY Realty nor any brokerage has the ability to stop Zillow from sharing your listing with other agents. Here’s why:
- MLS Syndication Rules – Once your property is listed in the MLS, it is syndicated to Zillow, Realtor.com, Redfin, Trulia, and hundreds of other websites. Zillow displays all MLS listings regardless of which brokerage represents the seller.
- Zillow’s Business Model – Zillow is not a seller’s brokerage—it is an advertising platform. Their revenue comes from selling “Premier Agent” spots to buyer’s agents, which is why your home is shown alongside agent ads.
- No Opt-Out Option – Unless a seller specifically directs us not to syndicate their property (which would greatly reduce visibility), listings must appear on these major consumer websites. Even then, we cannot change how Zillow displays or distributes the leads.
- Equal Display Policy – Zillow chooses how to show and monetize listings, and no brokerage can override that system.
