Closing Process
******SCAM ALERT****** Always verify wiring instructions before you send money to anyone.
Verify with the Closing Attorney that they have everything they need from you 3- 5 days before closing. If you have questions about the time or location of the closing, reach out to the attorney’s office.
The buyer will likely schedule a final walkthrough on the day of or the day before closing. If you are packing, that’s ok. It is their right to verify the condition of the home before they buy it.
Take photos, dated and timestamped, once you move out all of your belongings, to prove the condition of the home. Hold onto these in case you need them later.
Disconnect your utilities for the day of or the day after closing.
A Preliminary Settlement Statement will be emailed out. This will let you know how much you will walk away from the transaction with. Review this carefully. The attorney will also go line by line with you at closing, and changes can be made at the closing table if necessary.
Verify funds with the closing attorney and wiring instructions.
Be sure that you have removed all belongings not staying with the property. Reference your Seller Property Disclosure and the Purchase and Sale Agreement if you are not sure.
The Buyer’s Agent has been notified to take the extra key from the lockbox and give it to the buyer once the closing is complete. DUFFY will schedule to pick-up the lockbox and/or sign once we have confirmation the closing is complete. Please leave all extra keys, key fobs for the HOA, garage door openers, etc in a drawer in the kitchen.
