Resale Negatives

These are things that can adversely affect your ability to sell the property. They are items that most Agents look for when helping their clients find a home.

Do not worry if you have one (or a few) of these.  Some can be an easy fix and some will take a little more strategic planning!  

If you have any of these the Love Letter to your Buyer (see the timeline for an example) will be very important! Please highlight all of the positives of your home and why you bought it/love it so.  If you can address the resale negatives in a positive way please do!

For example:

We know it looks like a busy street but we have not had a problem with traffic or noise!

Cliff in backyard

Close to swim/tennis – positive for some, negative for others

Close proximity to back of house of neighbor

View of side yard or backyard of neighbor

Dip down drive

Steep drive

Choppy floor plan

Small garage

Musty (could be mold) or animal smells

Leaks

Mold

Warped siding

Erosion red clay marks on side of house

Roof problems

Amenities in neighborhood – size in relation to neighborhood

Power Lines

Cell Towers

Railroad Tracks
