Multiple Offer Process
Multiple offers can quickly become confusing for most sellers and agents. At DUFFY, we have worked hard for you to make this simple to find the best two buyers that are likely to close, instead of chasing a dream that they can’t get money for from their lender or don’t want to buy the property now because they have remorse from the buying game (more on this later).
Once you receive two offers and you have more showings scheduled, we will officially start the Gathering Offers process for other agents to come forward from your showings. This process should last no longer than 36 hours. 24 hours is optimum because every hour that passes we have a real danger of the first offers withdrawing and pursuing another property instead. Again, this is a real danger.
So these are the steps that we take after we have determined that we need to Gather Offers:
- You and DUFFY: Decide on the time that we will meet to pick the two buyers and stop the Gathering Process. We will review every offer at that time in our database template. Please note that we will not be sending offers to you to avoid making a confusing festival of madness. You will see every offer and its terms at our meeting.
- DUFFY: Tell all agents when the gathering time ends and to revise their offers if they desire.
- You and DUFFY: In our 15-minute meeting, we will analyze all of the offers that our database has scrubbed and show you firmly which two buyers to choose based on their position in the market. One buyer will be the primary buyer, and we will put a second buyer in a backup position in case the first buyer terminates the contract.
