If you are planning a new home purchase soon, here are some tips on what to do when you are writing the contract.

1. Ask for upgrades that equal about 2% of the value of the house (retail value), about 5% off the price and closing costs if you close with their preferred lender.

2. Put a per diem rate in the contract for every day that you don’t close because the punch list is not finished. See previous post about how to do a punch list.

3. Before you make the offer, talk to any neighbors that already moved in to see if they can give you any pointers about contract negotiation and repairs that are a trend with the builder.

4. Always have a good buyer’s agent at your side so that you can have a good devil’s advocate.
