When I drive through neighborhoods and I see "For Sale by Owner" signs, I wince, remembering the pain and aggravation I went through trying to sell by owner.  Oh sure, I had listings on several free web sites. I had the AJC ad going on a monthly basis; I was absolutely SURE that I could sell it on my own.  I had convinced myself that in order to keep the price down, I couldn't afford to list with an agent and pay the going rate of 7%. I've sold my unit (to an Atlanta policeman) and I wanted to let those with units on the market in on a little secret.  You are going to have to lower your price if you want to actually sell the unit versus simply listing it.  To do that you need to get rid of your realtor and check my Realtor out.  Rhonda Duffy of Duffy Realty is a FLAT FEE $500.00 Realtor and will do everything your listing agent has done for much less money and no commissions (on the seller side).  You will be listed in some for sale by owner sites; and if someone has no realtor, you pay no commissions at all.  They help take care of all the paperwork for closing and are there for you when needed.  I LOVED THEM!!! I was able to price lower and more realistically so I was able to sell instead of just list.  I had about seven showings a week on average and was on the market 7 months.  Nothing happened UNTIL I fired the other realtor.

In my industry I move often.  I usually sell my home myself "by owner".  I just can't justify paying 6% to 7% to list my home knowing that, most likely the listing broker will not be the one to sell my house.  Yet with a traditional "full service broker" (and I use that term loosely) the listing broker will make the same commission as the person who actually does the work of showing my house, just for entering data into a Multiple Listing Service!!!  This simply does not make sense to me.  Duffy offers a wonderful alternative.  They allow me to pay a small fee (about the price of two ads in the AJC) up front to enter my data into the Multiple Listing Service which will run until sold.   In my opinion Duffy offers more service than a "full service broker".  They were extremely responsive when I wanted to update my listing and they offered expert advice during contract negotiations.  I will NEVER use a "full service broker" again and would HIGHLY RECOMMEND Duffy to anyone selling (or buying) in the Atlanta metro area.  Thank you Duffy for offering an effective and superior alternative!

We just returned from the closing of the sale of our house in Suwanee. Before paying any bills or having any celebrations, we wanted to express our gratitude, thanks, and respect to you for the results that your services provided. As I’m certain that you remember, my attitude is dramatically improved from when I contacted you three months ago. At that time, our house had been listed with a “top-notch”, nation-wide team of realtors for 4 ½ months. They had numerous marketing concepts in their program- talking signs, internet callback information, providing feedback from realtors’ showings, exposure on both MLS and FMLS, and a six-member team. Commission was the standard 7%, unless we contacted the buyer, then it was “only” 3 ½%! Unfortunately, during the 4½ months, there were a total of just four showings! This was on a house less than three years old, on 3+ acres, and included two price reductions. We couldn’t understand what was wrong; but worse yet, the realtor couldn’t offer an explanation. As frustrated as I was with this realtors’ lack of results, I was very skeptical as to what you were going to do differently to produce the desired results. Especially given the low fees involved- $600 up front for the MLS & FMLS listings, detailed listing on Realtor.com, and the worst-case commission of 3% if a buyers’ realtor produced the sale. All I can say is “what a difference you made”!

First, your ad listing was written and formatted much better than the previous ad. Secondly, within days we were having calls of interest and showings from both realtors and individuals. Over the next 2½ months, there were more than twenty showings! What was most amazing was that on the weekend that we received the offer, three more realtors followed anxious to make offers! The first offer was great, 99% of our asking price, and a closing date within three weeks! Yes, a realtor was involved, but I’ll take 3% versus 7% any day.

Rhonda, I know that there wasn’t any magic in what you did (I don’t think there was), but I believe that your program offered us more control in helping to sell our house. There isn’t a realtor, including you, who knows a sellers’ home better than the seller. Finally, we had a chance to showcase our home and market the positives like we knew they should. Your fee schedule allowed us to market the house without an inflated figure to cover a 7% fee. It was good to know that we could rely on you for any support or assistance required, although none was needed. I can’t say enough about how much I value your service so I will end by saying for you to call me if you want a prospective client to question whether to list with you or not. You know my phone number.  I will help convince them of the benefits- no fee required! You earned it.

Extraordinary Results from Duffy Realty!

When preparing to list my home, I was dreading the parade of conventional listing agents but received a very positive report about Duffy Realty, their innovative marketing methods, and services through a friend.  My home was in an upscale neighborhood, and I had watched other homes sit on the market for months, having been listed with other popular Atlanta brokers.
